Ten Point Checklist
- FIRE PROTECTION: Be aware that house fires often start on the roof, caused by chimney fires and sparks from near-by fires.
- WEATHER PROTECTION: Though fairly mild, California climate does include rain, snow, and heavy winds.
- DURABILITY: Your new roof should last at least 20 years before replacement. Choose carefully, especially if you live in windy, very hot, or rainy areas.
- WEIGHT: Some roof products, like concrete and clay, are heavy and may require additional structural support. Can your roof take the weight?
- INSTALLATION: Time is money -- your money. Consider a roof that is quickly installed, and can cut labor costs.
- HOME VALUE: In addition to weather and fire protection, your new roof should add significant value to your home. You may want to upgrade your homeowner's insurance.
- DISRUPTION: Ideally, you don't want to move out when your new roof is installed. Ask your contractor how disruptive the installation will be before you select your new roof.
- WARRANTY: Roof products have different warrantioes, the best up to 50 years. Also ask your contractor about labor guarantees. Most contractors guarantee their workmanship for two years.
- BEAUTY: Roofing is available in a huge selection of materials, style, and textures. Make sure you select a roof that compliments your home's appearance.
- ENERGY EFFICIENCY: Some roofs offer increased insulation properties that can reduce your energy bills in summer and winter.
